PEAK Development, LLC Acquires 4.57 Acre Site In Bolingbrook, Illinois

Kenneth Motew, and Michael Obloy, principals of Chicago-based PEAK Development, LLC, are pleased to announce that the firm recently acquired a 4.57 acre site in Bolingbrook, Illinois. The site, which is situated in a park-like campus setting with high visibility from I-55 and access from Weber Road, will be the future home of an industrial office/warehouse condominium facility to be named Crossroads Corporate Center. PEAK Development, LLC plans to break ground for the facility in June, with an anticipated completion of first quarter 2008.

Crossroads Corporate Center will consist of a 71,904 square foot architectural precast building divisible to 3,500 square feet. Plumbing, heating and electrical systems will be available in each unit. The building will also feature 21' clear height, fire sprinkler system, one private drive-in door per unit, two common interior truck docks, one overhead door to common corridor for dock access and 135 parking stalls.

PEAK Development, LLC Is Honored With Three 2007 Key Awards From The Home Builders Association Of Greater Chicago

Michael Obloy and Giles Flanagin, principals of PEAK Development, LLC, are pleased to announce that the firm was recently presented with three 2007 Key Awards, at the Home Builders Association of Greater Chicago's (HBAGC) 35th annual awards ceremony at the Renaissance Hotel in Schaumburg, Illinois, for 2246 North Burling, 2248 North Burling, and Waterloo Manor in Chicago, IL.

The HBAGC Key Awards recognizes exceptional work in the Chicago area home building industry. A panel of experienced volunteer judges voted on entrees in 12 main division categories and 102 different sub-categories including Land Planning, Architectural Design, Single-Family Homes, Multi-family Homes, Custom Homes for Sale, Remodeling/Conversion, Interior Merchandising and Clubhouse/Lobbies. Gold Keys were bestowed for first place, Silver Keys for second place and Bronze Keys for third place.

The 2248 North Burling project received a Gold Key Award. The ultimate challenge when developing this custom residence was to create a truly unique luxury home in a market that already had an oversupply of homes at the intended target price point. This 4,800 sq. ft. home was designed and constructed to house a family with older children. The entire 3rd floor was the made into the master suite, while the 2nd floor was arranged to accommodate 3 children with bedrooms, a library and reading room. An open kitchen and family room with custom built-in desks on the 1st floor lends itself well as a gathering place for the family’s everyday needs. A formal dining and living room are separated from the informal family room by a butler’s pantry with a wine cooler, dishwasher and custom hand-painted cabinetry. Additionally, the basement features a large media room, guest bedroom and bathroom, as well as, a private office. This uniquely designed home truly addresses the needs for every occasion and for every member of the family.

2246 North Burling and Waterloo Manor each received a Silver Key Award. 2246 North Burling was an existing, red brick 3-flat that was de-converted into a 7,000 square foot custom single family home with 7 bedrooms, 6.5 bathrooms, elevator, 4 car garage and the highest end finishes throughout. The existing home, which was over 100 years old, was in such poor condition that the entire structure was demolished down to the brick shell and 25% of the rear of building was demolished and rebuilt.

Construction services for all 3 projects were provided by PEAK Construction, LLC. Greg Landahl was the project architect for 2246 and 2248 North Burling. Space Architects + Planners was the project architect for Waterloo Manor.

PEAK Development, Breaks Ground For Alpha Baking Company In North Aurora, Illinois

Groundbreaking ceremonies were held today for Alpha Baking Company's new regional distribution center at 501 Overland Drive in North Aurora, Illinois. The building will be situated in the Tollway Park of Commerce with easy access to I-88 at the Rt. 31 interchange. Summit Design + Build, LLC has been selected general contractor for the project.

Alpha Baking Company was formed in 1979 when it bought Mary Ann Baking Company in Chicago. Founded in 1935, Mary Ann was the originator of the "Chicago-style poppy seed hot dog bun" which Alpha continues to bake for not only the Chicago market, but also for those selling Chicago style hot dogs across the United States. In 1981, Alpha purchased the S. Rosen Baking Company, a Chicago staple of Jewish hearth rye bread and variety rolls since 1909. Through the years, Alpha has continued to grow through the acquisition of Kreamo Bakers in South Bend, Ind., and National Baking Company in Chicago. Alpha Baking Company currently sells its products under the S. Rosen, Mary Ann, Kreamo, Golden Hearth and Grain Waves Organic brand names.

According to Robert McGuire, Vice President Logistics, Alpha Baking Company, "The fresh and retail division of our business continues to grow rapidly and is the reason why we are going to vacate the spot we are located in right now. We are very excited to be moving into a state-of-the- art type facility which will allow us to better serve our fresh and retail business."

Ken Motew, Managing Partner of PEAK Development, LLC., stated that the new 19,055 sq. ft. facility will be constructed on a 3.5 acre site and will feature 1,845 sq. ft.of office, 17,210 sq. ft. of warehouse, 39 exterior docks, and 31 parking stalls. Summit Design + Build's, David Brown, project engineer and Erik Hauser, field superintendent will oversee the on-site construction of Alpha Baking Company. Architectural services are being provided by Harris Architects, Inc. The build-to-suit transaction on behalf of Alpha Baking Company was represented by Dennis Salinas, Marketing/Leasing Director of First Industrial Realty Trust. Completion is scheduled for second quarter 2008.

PEAK Development, LLC Acquires 21 Acre Site In Bolingbrook, Illinois

Michael Zucker and Michael Obloy, partners of Chicago-based PEAK Development, LLC, are pleased to announce the recent acquisition of a 21 acre site in Bolingbrook, Illinois. The vacant parcel of land, which is situated at the southwest corner of Janes Avenue & Falcon Ridge Way, was purchased from Forest City Enterprises, Inc. earlier this year.

The newly acquired site is adjacent to several large scale and new retail developments such as IKEA, Bed, Bath & Beyond, Meijers and Staples. In April 2007, Forest City Enterprises, Inc. completed The Promenade Bolingbrook, a 1.1 million square foot open-air town center, which is anchored by Macy’s and Bass Pro Shops. The retail center also includes numerous specialty retailers and restaurants including Aeropostale, Ann Taylor Loft, Barnes & Noble, Hollister Co., Ted’s Montana Grill, Yankee Candle, Salad Creations and more. Forest City Enterprises, Inc. plans to begin site work for Phase II of the Promenade Bolingbrook this summer, which will include two hotels and a 600,000 square foot power center.

PEAK Development, LLC Acquires 2220-2226 N. Clybourn Ave. In Chicago, Illinois

Kenneth Motew, and Michael Obloy, principals of Chicago-based PEAK Development, LLC, are pleased to announce that the firm recently acquired Clybourn Retail Center located at 2220-26 N. Clybourn in the north section of the Clybourn Corridor in Chicago's Lincoln Park neighborhood.

Clybourn Retail Center consists of 3 connected, but independent commercial parcels, and represents an opportunity for a wide variety of retail users to take advantage of a highly trafficked location. Since the site is comprised of 3 separate parcels, Clybourn Retail Center will offer the flexibility to combine, isolate or redevelop the separate parcels according to the needs to the tenant. PEAK Development, LLC Completes Lease At Fulton Commercial Center In Chicago, Illinois

Kenneth Motew, managing partner of PEAK Development, LLC, is pleased to announce that the firm has leased 2,000 square feet of office space at Fulton Commerical Center, 1032 W. Fulton Market in Chicago, Illinois. Scott Wilson Design, a product and brand design firm, has signed a 3 year lease in the recently completed building which was developed by PEAK Development, LLC.

Scott Wilson, owner of Scott Wilson Design, is the designer behind Swingline staplers, Nike's Presto Digital Bracelet, Nike's Oregon Series Watches, iBelieve, Ooba – a new line of modern children's furniture, and MNML – an alias through which he has created seating for the Seattle Central Library. Wilson most recently has been made design director of Motorla's MobileME + Wearables group in Chicago where he will be working to integrate Bluetooth and other mobile technologies into Oakley sunglasses or Burton snowboarding jackets for example.

According to Motew, the 2,000 square feet of second floor space was built-out to accommodate Scott Wilson Design's specific needs and included a loft-style, open floor plan, 11' ceilings with exposed wood timbers, individual heating/cooling and high-end finishes throughout. Summit Design + Build, LLC. was the general contractor for the project. Architectural services were provided by Michael Semenzin of MRSA Architects and Planners.
